How to prepare
- • Leave all utilities ON β power, water, and gas must be on so we can test everything.
- • Make sure we can access the attic, garage, electrical panel, and water heater.
- • Plan for about 2 hours on site.
- • Please secure any pets.
- • If possible, clear cars out of the garage.
You are welcome to attend the walkthrough at the end of the inspection to review the findings in person.

Access & cancellation policies
Access & utilities: if the utilities are off or areas can't be accessed on the day, a $425 reinspection/trip fee applies.
Cancellation: $250 if canceled within 24 hours; $425 if canceled after the inspector has arrived.
