Hi Jeannine — I'm Dakota 👋
Google & Onboarding · 827
Funny thing — I'm the last of your 827 team to actually introduce myself, even though I've been the one quietly working on your Google Audit this whole time. So… hello, finally! 😊 Here's where we stand: I tracked down your real verified profile, cleared out the 5 duplicate listings, and got you to one clean, 100%-verified business — the hard part is done. ✅ And that last piece is now handled too — your business email is back and live, and it now owns your Google Business Profile, so your foundation is fully set. You're surrounded by a great team here, and I'm looking forward to everything we build together. 🏡

✅ Where things stand
📋 A Brief for Jeannine · from Dakota
📌 Your Google Ads verification — September 22, 2026
Hi Jeannine 👋 You sent Kevin five emails from Google. Four are ordinary Google suggestions. One has a deadline, and here is everything you need to clear it.
What Google is asking for
  • Google wants you to prove Home Inspection Experts is a real, registered company before it keeps running your ads. Google calls this advertiser verification.
  • Every advertiser in the country is being asked to do the same thing. Nothing is wrong with your account and no rule has been broken.
  • Your deadline is October 12, 2026. If the tasks are not finished by then Google pauses your ads. Nothing is deleted.
  • Your Google Maps listing is not affected by any of this and stays exactly as it is.
The one thing that trips people up
  • Google reviews each task separately and takes up to five working days every time.
  • So if you do one task, wait for the answer, then start the next, you can run out of days before October 12.
  • Do every task in one sitting, on the same day. That single choice is what gets you through comfortably.
Step by step
  1. Go to ads.google.com and sign in with the email that owns the account.
  2. Check the account number at the top right reads 582-051-8448.
  3. Click Admin in the left-hand menu.
  4. Click Policy, then open the Account tab.
  5. Your verification tasks are listed there, each with its own Start button.
  6. Work down the list and finish every one before you close the page.
  7. When Google asks who is advertising, choose Organization, not an individual.
  8. When Google asks for a document, upload your IRS letter — the one headed CP 575 A, dated June 15 2020. Google accepts that letter.
  9. Have a photo of a driver's licence or passport ready for whoever is listed as an admin on the account or on the billing profile.
  10. Confirm your phone number and email when asked.
Your details, ready to copy
Type these into Google's boxes exactly as they appear below. They are copied letter for letter off your IRS letter, and Google compares what you type against that document.
Legal business name
HOME INSPECTION EXPERTS INCORPORATED

Street address
9121 ATLANTA AVE STE 118

City, State, ZIP

Employer Identification Number

Document to upload
IRS notice CP 575 A, dated 06-15-2020
Please check this before you upload anything
  • Your IRS letter says HOME INSPECTION EXPERTS INCORPORATED.
  • Your Google billing details may say Home Inspection Experts, Inc. instead.
  • Google compares the two letter for letter. If they differ, Google rejects the upload and you wait another five working days.
  • So open your billing details first, and make the name there read the same as the IRS letter before you upload.
If you would like a hand
  • Say the word and Kevin will sit on the phone with you and go through the list together, or look at the screen with you while you do it.
  • If Google rejects anything, send us what the message said and we will tell you what to change.

You have plenty of time if you start this week. We are here for whatever you need on it.
📌 Your Google listing — rebuilt · August 31, 2026
Your Google Business Profile was rebuilt end to end. Three small things need you, and one takes about ten minutes.
Description
  • Rewrote it to use all 750 characters Google allows. It was 312.
  • Your wording leads it. Added "since 2008", Certified Master Inspector, and InterNACHI inspectors with 7–15 years.
  • Lists what every inspection covers, plus thermal imaging, sewer scopes and termite through your partner.
Services
  • Removed Radon Gas, Attic Insulation and Insulation and Ventilation. Google added all three itself; you don't offer any of them.
  • Added Condo & Townhome Inspection and Multifamily Property Inspection.
Service area
  • Removed Riverside County — it runs to the Arizona border and was putting your map dot out past Palm Springs.
  • Added Riverside, Corona and Eastvale as cities instead.
  • Orange County and Los Angeles County stay on in full, which covers the San Fernando and San Gabriel Valleys.
Photos
  • Added 14. Your newest photo was 880 days old.
  • Certified Master Inspector seal, InterNACHI seal, and nine from your own inspection report — gas piping, thermal camera, attic framing, electrical panel, water heater, air conditioner, electric meter, and two drone roof shots.
  • None show a house front, door, street or face.
  • Your cover photo is now your attic shot with your inspector in it.
Posts
  • Your first Google post is live. Michael posts weekly from here.
Three things we need from you
  1. Which month in 2008 did you open? January is in as a placeholder.
  2. Open on Labor Day, Monday 7 September? Your listing currently says 8:30–5:30.
  3. Your 14 questions and answers — Google only allows these from a phone. Kevin will do all 14; he needs you to approve the sign-in.
Kraig
  • Please ask Kraig to send us good photos of his work. He can upload them to your page or email them to 827 directly — Kevin can walk him through it.
Your Yelp reviews on Google — how it actually works
  • Reviews cannot be copied from Yelp to Google. Google flags copied reviews and takes the listing down.
  • Hatch can't do it either. What they do is what we do: contact each customer and ask them to post it again themselves.
  • Chase is preparing that outreach now and is getting access to your Yelp reviews.
Your team
  • Emma is adding your Yelp reviews to your website and keeping them current.
  • Chase is handling the outreach to your past customers and your realtors.
  • Michael is on your Google listing every week.
  • Christian is putting the full plan together and you'll get it from him.
Where you stand
  • 4 Google reviews. The company ranking above you has 534. Your Yelp is 4.8 across 246.

🚀 Now the real work begins.
The hard part — finding, verifying, and cleaning up your Google presence — is done, and everything's connected. From here, we keep it healthy. Every week, we comb through Google and the directories across the web to catch and fix any new discrepancies — because listings quietly drift over time, and old phone numbers, addresses, and duplicates have a way of creeping back. Staying accurate, consistent, and active is what keeps you ranking and turning searches into calls.
This is the off-site side of getting you found — keeping your Google profile and listings clean. It works hand-in-hand with the on-site SEO Michael builds on your website: two different jobs, one goal — getting you found first.

These cities come from what you told us on 9 July 2026 — Orange County, LA central & Westside, the San Fernando Valley, and the Inland Empire including Riverside. If any of that has changed, change it here.
⚠️ We deliberately leave out areas outside your zone — North LA (Palmdale / Lancaster), Ventura County, and San Bernardino County beyond your listed cities — so Google doesn't rank you where you don't want jobs.

Your email — handed the last piece to Elon · August 5, 2026 · 1 item
📌 Your email — a quick update · August 5, 2026
You're all set on your end — I've handed the rest of the email move to our engineer, Elon.
Hi Jeannine — quick update. I've briefed Elon, our engineer, on everything we've done with your email so far. Since you two are connecting at 5 PM your time, he'll take it from here and handle the last piece — moving your schomeinspect.com email and Angela's over to Google.

Your main email, jeannine@homeinspectionexperts.com, is fully migrated and running on Google — so you're good on this end, nothing needed from you. Just wanted to keep you in the loop. 🏡

Recovered your business email & secured profile ownership · August 1, 2026 · 3 items
  • Recovered your branded business email jeannine@homeinspectionexperts.com — reactivated and live on Google Workspace.
  • Made that branded email an Owner of your Google Business Profile.
  • Final step runs on its own: it becomes the main (primary) owner after Google's short waiting period, around Aug 8 — nothing needed from you.
Sorted out your Google email & billing · August 1, 2026 · 3 items
  • Confirmed your Google Workspace is set up correctly under homeinspectionexperts.com (Business Starter) — the domain and subscription are exactly right, nothing went in wrong.
  • Traced the "old email" scare to a harmless leftover: a billing receipt was still going to your old schomeinspect.com address — Google wasn't using the old email, that was just the billing contact.
  • Migrated your email into your new Google inbox; pointing the billing contact to jeannine@homeinspectionexperts.com is the last small cleanup so every notice lands in the right place.
Handled your BBB profile & the old complaint · July 19, 2026 · 3 items
  • Reviewed the old complaint — it only dinged your rating because it sat unanswered; the state board did not find you responsible (it was about a termite inspection you don't handle directly).
  • Responded to it so BBB can mark it answered and lift your rating back.
  • Submitted a claim for your BBB business profile (free) so we manage anything like this going forward — pending BBB's review (we're watching for their confirmation email).

Cleaned up your Google — removed all 5 duplicate listings · June 27, 2026 · 5 items
  • Confirmed your real, verified profile and locked down ownership — safely in your hands.
  • Removed all 5 duplicate listings that were scattered across your Google accounts.
  • Checked each duplicate was empty (no reviews to lose) before removing it.
  • Cleaned out the two extra Google accounts that held only duplicates.
  • Result: Google now sees ONE clean, verified business — your account reads 100% verified ✅. This was the #1 thing holding your ranking back.
Cracked the full Google picture — found your live, verified profile · June 26, 2026 (eve) · 8 items
  • Got into your Google accounts and confirmed your real profile is verified and LIVE on Google Maps right now — "Home Inspection Experts, Inc."
  • Verified it shows your correct phone (714) 594-3004 and website, plus a 5★ review naming your inspector Brandon.
  • Resolved the earlier "not verified" worry — that was about a different leftover listing; your real profile is fine. No new verification video needed.
  • Found 5 duplicate listings across your Google accounts competing with the real one — the cleanup target.
  • Traced the full history: the profile was flagged, you appealed and won, and the repeat "verify your business" notices are about the duplicates, not your live profile.
  • Read the full Google support thread end-to-end to lock the correct fix path: clean up duplicates → grow Google reviews.
  • Mapped every Google listing tied to your business across your accounts — confirmed it's 1 verified profile to keep + 5 duplicates to remove, and built the exact removal list so cleanup is quick.
  • Updated this report and your internal records to the corrected, accurate picture.
Found & got inside your Google Business Profile · June 26, 2026 · 12 items
  • Located the exact Google account that owns your Business Profile: jeannine@homeinspectionexperts.com — after ruling out two other logins that didn't own it.
  • Logged into it and confirmed Google shows "You manage this Business Profile" with the full owner toolbar (Edit profile, Reviews, Photos, Posts, Performance).
  • Reviewed your live profile data inside Google for the first time — business name, category, description, contact, location, hours.
  • Confirmed your phone (714) 594-3004 and website are correct on the Google profile.
  • Confirmed your service area is set to Orange County + Los Angeles County, and your hours are filled in.
  • Discovered the profile is claimed but NOT yet verified — the single thing keeping your Maps pin suppressed.
  • Found that Google now offers video verification only (no postcard option) and opened the flow to capture exactly what it requires.
  • Entered your verified mailing address into the verification step, then safely paused — nothing submitted — pending your go-ahead.
  • Pulled your full Yelp business page (246 reviews · 4.8★ · 39 photos) to gather owner-written details we can mirror onto Google.
  • Captured usable Yelp content: family-owned, Certified Master Inspectors, commercial & multifamily, Gold/Platinum packages, Supra lockbox access, 48-hr reports, payment methods, ASL.
  • Built a gap list of small additions to make Google match Yelp (opening date, social links, "family-owned" attribute, services).
  • Corrected your owner record (Eric = owner/husband) and logged 2 details to confirm with you (exact hours, founding year).

Google access — secured · June 26, 2026
🔧 How to give us access to your Google Business Profile
This is the #1 unlock — once we're added, we can claim, verify, and fix your Maps listing directly. It takes about 2 minutes, and you stay the Owner the whole time.
Who does what:  HIE = Jeannine's side  ·  827 = we handle it
Easiest — add us as a Manager
  1. HIESign in to the Google account that manages your business at business.google.com — or Google your business name while signed in and click “Edit profile.”
  2. HIEOpen the menu and go to Business Profile settings → People and access.
  3. HIEClick “Add,” and enter our email: Kevin@jigowattmedia.com
  4. HIESet the role to “Manager,” then Send the invite.
  5. 827We accept it and get to work. You stay the Owner and can remove us anytime.
Not sure who owns it — or it's never been claimed?
  1. HIEJust tell us — then we'll claim and verify it for you.
  2. 827We start the claim. Google confirms ownership with a quick code (by postcard, phone, or video) — we'll walk you through that one step together.
What we need from you
  • The Google email that owns the profile — or just "not sure," that's fine.
  • 2 minutes to send the Manager invite (or a quick OK for us to claim it).
Website & hosting access — secured · June 26, 2026
🌐 How to give us access to your website & hosting
We need this to finish redirecting your old site (schomeinspect.com) and clean up what Google still sees. There are usually three separate logins — you may not have all of them yourself, and that's completely normal.
Who does what:  HIE = Jeannine's side (or your web person)  ·  827 = we handle it
1. Your website (WordPress admin)
  1. 827This is where we add the redirects and fix on-site SEO — once you let us in.
  2. HIEEasiest: in your site dashboard go to Users → Add New, enter our email Kevin@jigowattmedia.com, set Role = Administrator, and Save.
  3. HIEOr share your login — the address (usually yoursite.com/wp-admin), username, and password.
2. Your hosting account
  1. HIEThis is the company your website “lives” on (e.g., Bluehost, SiteGround, GoDaddy, WP Engine).
  2. HIESend us the login, or add us as a user in the host's account settings.
3. Your domain names (registrar)
  1. HIEThis is where your web addresses are registered — both homeinspectionexperts.com AND the old schomeinspect.com.
  2. HIESend us the registrar login (e.g., GoDaddy, Namecheap) so 827 can point the old domain correctly and manage settings.
What we need from you
  • Who built or currently manages your website? A person or company name — this is the fastest path.
  • The names of your hosting company and domain registrar, if you know them.
  • The logins above — or just connect us with your web person and we'll coordinate directly.
  • Don't have these handy? Totally normal — often a "web guy" set it up. Give us their name/email and we'll take it from there.
The full story — how your Google got tangled, and how we sorted it · June 23–27, 2026 · the background
Happy Birthday, Jeannine! 🎉 Here's the full story of your Google — and the good news.
Hi Jeannine — I'm Dakota, and I work alongside Kevin on your account. Kevin mentioned it's your birthday — so first, happy birthday from both of us! 🥳 Your Google situation looked confusing for a while, so Kevin had me dig all the way in and untangle it. Let me explain, plainly and to the best of what we've found, what actually happened and how we're fixing it.
How it got tangled. Over the years, your business ended up connected to three different Google accountsjfpenta2@gmail.com (your original, from ~2020), jfpenta3@gmail.com, and jeannine@homeinspectionexperts.com. Each one created or touched a Google listing, so Google eventually saw six versions of your business instead of one. That's the root of the whole mess.
What Google did. Back in April, Google's automated system got confused by all those duplicates and temporarily took your profile down. You appealed — and you won (Google reinstated it on April 22). Then Google asked you to "verify" again, and that's where it felt broken: the "please verify" emails landed in a different account than your "you're approved" email, so it looked like nothing was working.
How we untangled it. Working from your own ChatGPT conversation with Google and the screenshots you sent Kevin, Kevin and I matched every message to the exact email it came from. Then we logged into your accounts together and looked directly — instead of guessing.
And here's the good news 🎉: your real profile — "Home Inspection Experts, Inc." — is actually verified and LIVE on Google Maps right now, with your correct phone and website. It was never really broken — it was just buried under the duplicates. It only looks empty because it has 1 Google review next to your 246 on Yelp — and that's the easy part to fix.
And here's the great news — we've already done the heavy lifting: (1) ✅ your profile is now safely owned by your branded business email (jeannine@homeinspectionexperts.com) — the upgrade we were working toward, (2) ✅ we cleared out all 5 duplicate listings across your accounts — Google now sees ONE clean, verified business (it reads 100% verified), and (3) next we get your reviews flowing onto Google. You're in good hands. — Dakota & Kevin · 827

BBB complaint — your response is now on file · July 18, 2026 · answered
  • You submitted your formal written response to BBB complaint #22062254 — sent directly to BBB (info@bbbcommunity.org) with the complaint ID, the correct channel for a closed complaint.
  • Your response lays out your position clearly: HIE isn't a licensed pest-control company and doesn't perform termite inspections — you only offer to coordinate one with a licensed partner; the termite inspection was never scheduled or confirmed; and you cooperated with the state board and revised your advertising language.
  • You asked BBB to add your response to your file, with your 100+ page inspection report attached.
  • Why it matters: the B- rating came only from this complaint sitting "unanswered." Now that it's answered, we monitor BBB to update your profile and lift the rating.

Good news: your Name, Address & Phone are consistent across the public directories. The conflicts that hurt you are the stray listings, the unclaimed Google profile, and the records below — not your core info.
The Duplicate-Website Conflict
Two live sites under different names confuse Google about which one is the "real" business. We pick one to keep and point everything to it.

✅ What We’ve Already Fixed
The problems we’ve already solved — the hard part that gets your Google trusted again. The foundation is in place.
🟢
GOOD NEWS — you already have a verified, live Google profile
Big update (Jun 26): we got into your Google accounts and found your real profile — "Home Inspection Experts, Inc." — is verified and live on Google Maps right now (correct phone & website, your inspector Brandon named in its review). The earlier "not verified" worry is resolved. The catch: it currently shows just 1 Google review, so it looks empty next to your 246 on Yelp. No new verification video needed for this one.

Duplicate listings — CLEARED ✅
We found 5 extra, unverified listings scattered across your Google accounts — duplicates are a major red flag that split your ranking, confuse Maps, and were a big part of what got the profile flagged in the first place. Fixed (Jun 27): we removed all 5, so Google now sees a single, clean, verified business (your account reads 100% verified). This was the #1 thing holding your ranking back — and it's done.

🟢
A CLOSED inspector's listing shares your building address
A listing for "Cal West Home Inspection – CLOSED" still shows at 9121 Atlanta Ave, Ste 822 — same building as your Ste 118 (a different, now-closed inspector). Closed listings at your street address can muddy Google's address matching. The one that shared your building (on Yelp) is now closed, so the address collision that mattered is cleared; a couple of leftover mentions use the other inspector's own phone, so they don't compete with you.

🟢
Eric's inspector credentials now show your real phone number
Fixed (Jul 15): Eric's InterNACHI profile listed an outdated (714) 330-7756 — we corrected it to your real (714) 594-3004, and his Certified Master Inspector listing updates from that same feed. These are high-authority citations Google leans on to trust an inspector, so this credential signal is now consistent everywhere.
ResolvedFixed
🟢
Old website (schomeinspect.com) now redirects to your real site
Fixed (Jul 16): your old schomeinspect.com domain had reverted to a blank "parked" page. We set up a permanent (301) redirect so it now points straight to homeinspectionexperts.com — anyone with the old link lands on your real site, and Google passes the old domain's credit to the new one. The single leftover entry in Google's index ages out on its own over the next few weeks. Your email on that domain was left completely untouched.

🟢
Old dormant Facebook page cleared — a fresh, active page is live
Fixed (Jul 2026): the old Facebook page (dormant since 2019) is no longer live — we verified it's gone from both its direct link and Facebook search. In its place we built you a brand-new, fully branded Facebook page — your logo, real business info, and phone number — now connected right to your dashboard. So the weak, aging signal is gone, replaced with a clean active presence. (We're confirming the old page's full deletion with you directly.)

BBB complaint — your response is now on file
Resolved (Jul 18): that B- rating came only from 1 complaint sitting unanswered — and you've now responded (submitted to BBB with your complaint ID, the correct channel for a closed complaint). We've also claimed your free BBB profile (no paid membership) so we can manage it going forward. Now that it's answered, we monitor BBB to update your profile and lift the rating. (BBB won't change your Google ranking, but it keeps your reputation clean for the buyers and agents who check.)

Founding year — set to 2008 ✅
You confirmed you've been in business since 2008 (BBB's 2019 is just when the current entity was registered, not when you started). It's now set on your Google profile via the Opening date section above, and we're aligning it across your directories so your business-age signal is solid everywhere.

Your 246 reviews are on Yelp — the Google-reviews engine is your next big win
Your reputation is real but parked on the wrong platform. Google reviews are one of the strongest Maps ranking signals — so this is your #1 growth opportunity, not a cleanup item. The plan is teed up in your roadmap below (Phase 4): a simple one-tap review link after every inspection. (It's already moving — you've gone from 1 to 3 Google reviews.)
Next phase
Our To-Do List — How We Fix Each One
Every issue above, turned into an action — in priority order. The first phase unblocks Google verification; the rest build your ranking and turn searches into calls.
1Top Priority⏱ In progressIn progress
Lock down ownership + clear the duplicates ✅
Done (Jun 27). (1) Ownership — your verified, live profile is now owned by your branded business email (jeannine@homeinspectionexperts.com) — the upgrade we were after — safely in your hands. (2) Duplicates — your business was showing up as 6 separate listings; we removed all 5 duplicates across your accounts, so Google now sees one clean, verified business — your account reads 100% verified. (Still wrapping up: the old-site schomeinspect.com redirect + reporting the closed "Cal West" listing — small items, continued in the next step.)
🔧 Needs: nothing from you — 827handled it
✓ Result: One clean, verified profile in your hands — the broken foundation is fixed.
2High⏱ Week 2–4Not started
Lock your listings & fix the records
Confirm identical info across the directories Google trusts — Yelp, BBB, Yahoo, Apple Maps, Bing Places, Angi, HomeAdvisor, Thumbtack, Houzz, HomeGuide, InterNACHI, Manta. ✅ BBB complaint answered (you submitted your response Jul 18; we’ve claimed your BBB profile to manage it going forward) and align your confirmed founding year — 2008 — across every source. Claim Apple Maps + Bing Places if they're missing. ✅ Fixed Eric's InterNACHI / CMI phone — now shows your real (714) 594-3004.
🔧 Needs: 827BBB answered ✓ · Eric's phone ✓ · claimed BBB ✓ · builds/claims the rest (Yelp ✓ secured)
✓ Result: Consistent trust signals across the web → Google ranks you higher in local results.
3Next⏱ Week 3–5Not started
Optimize your Google Business Profile
Fill it out completely: correct categories, services, hours, photos, weekly Google Posts, Q&A, and attributes — the things that decide who shows up in the Map Pack. We'll also expand your service area to the full coverage you confirmed — Orange County, LA (Central & Westside), the San Fernando Valley, and your Inland Empire / Riverside cities (Corona, Riverside, Murrieta and the rest of your Riverside County cities) — while keeping your street address hidden, the correct setup for a service-area business.
🔧 Needs: 827(once GBP access is in)
✓ Result: A complete, active profile outranks half-finished competitors and turns clicks into calls.
4Next⏱ Week 4+Not started
Turn on a Google reviews engine 🚀
The big opportunity: you have 246 reviews on Yelp but only 1 on Google — so on Maps you look brand-new when you're actually a long-established, 5-star company. Google reviews are one of the strongest Map-Pack ranking signals, so this is the single fastest way to climb. The system (simple, proven): after every inspection, send the client a one-tap Google review link by text — "Thank you! If the inspection was helpful, a quick Google review really helps our small business: [link]." Encourage them to mention "home inspection," their city, and "thorough" (those words boost relevance). We respond to every review, and aim for a steady handful per week so it grows naturally (no bulk dumps, which Google flags). Realistic path: 1 → 25+ in the first couple months.
🔧 Needs: 827builds the review link + text template + tracking · HIEsend it after each job (we make it one tap)
✓ Result: Your real 5-star reputation finally shows on Google — climbing Map rankings + turning searches into booked inspections.
5Then⏱ Week 6+Not started
Hand off to your Website (on-site SEO)
From here, the work moves on-site: matching NAP on every page, local keywords, a page per service area, and schema markup — plus the blog engine that answers what buyers Google. That all lives in your Website section (Project page), the on-site half of SEO.
✓ Result: Your verified Google foundation feeds straight into a website built to rank — no gap between the two.
6Ongoing⏱ MonthlyNot started
Keep it growing (ongoing)
Monthly: fresh Google Posts, new reviews, rank tracking, and listing monitoring so nothing drifts back out of sync.
✓ Result: Compounding local visibility — you stay ahead instead of slipping back.
What You'll See
The outcomes this plan is built to produce.
